2008 year-end summaries generally show sales volume, in terms of number of units sold, down by over 50% in most property categories.  while the average (mean) price for residential sales on the island was down by only 8.6%, as the residential sales and residential overview tables indicate, this number is dramatically skewed by a number of sales in the higher price range (one at $6,200,000.00, one at $4,300,000.00, and one at $2,950,000.00) combined with a disproportionately large number of sales in the lower price range (62 of the 188, or 33%, of the residential sales for the year were below the $500,000.00 price point and 97 of the 188, or 52%, of the residential sales for the year were below the $600,000.00 price point.   

following is another statistic that may be of interest, the ratio of listings currently "under contract" to the total number of current listings (a "current under contract listings"/"current on-market listings" ratio) in each of three categories: residential, condominium, and land.  this statistic is to attempt to capture a glimpse of more "current" market activity rather than having to extrapolate from historical sales data.    i also have these stats available historically as well as for various price ranges within each property category.  please let me know if you find it helpful.

as of january 2, 2009 - number of current bainbridge island listings "under contract" divided by the total number of current bainbridge island listings for each category.

residential - 24/203 = 0.12

condominium - 1/83 = 0.01

land - 1/70 = 0.01
