market summary

unfortunately, not much new or exciting to report.  both the residential listing inventory level and residential sales on the island continue to track 2008.  residential listing: 298 as of 07/11/2008 and 286 as of 07/07/2009.  residential sales: 85 year-to-date through 06/30/2008 and 83 year-to-date through 06/30/2009.    condominium sales on the island continue to be very slow while residential land sales are even slower.

following is another statistic that may be of interest, the ratio of currently "under contract listings" to the total number of "current listing" (an "under contract listings"/"current listings" ratio) in each of three property categories: residential, condominium, and land.  this statistic is an attempt to capture a glimpse of more current market activity rather than having to extrapolate historical sales data.  i also have these stats available historically as well as for various price ranges within each property category.

as of july 15, 2009 - number of current bainbridge island "under contract listingsï" divided by the total number of "current listings" on bainbridge island for each property category.

residential - 39/287 = 0.14

condominium - 9/117 = 0.08

land - 1/80 = 0.01

your search will be saved and can be accessed for editing or deletion by clicking on the "searches" text link on the gold horizontal bar at the top of the page that is titled "welcome 'your name'".  you can also refine, edit, or delete your searches or change your email notification schedule from this page.  you will be notified by email of any new listings that match your search parameters.
