market summary
the number of residential sales on the island through november 30, 2010 was up by nearly 20% (from 190 sales to 227 sales) over the same period last year. the percentage of residential single-family listings "under contract" has shown some improvement, holding steady over the past two months in the 20% range. the majority of residential sales activity continues to be in the under $600,000 price range with nearly 60% of the residential sales year-to-date under $600,000. foreclosures and short sales continue to exert downward pressure on prices with the mean sales price year-to-date down over 6% from the same period in 2009. the number of condominium sales year-to-date is generally tracking 2009 with 46 sales in 2009 versus 48 in 2010. both mean and median condominium prices, however, were below 2009 levels. residential land sales have shown some improvement with 19 sales year-to-date in 2010 versus only 10 for the same period in 2009. still, land sales and prices are both down significantly from historical levels.
as of december 15, 2010 - number of current bainbridge island "under contract listings" divided by the total number of "current listings" on bainbridge island for each property category.
residential - 48/239 = 0.20 (up from 0.19 as of november 15, 2010)
condominium - 13/88 = 0.15 (up from 0.09 as of november 15, 2010)
land - 8/93 = 0.09 (down from 0.10 as of november 15, 2010)
this statistic is an attempt to capture a glimpse of more current market activity rather than having to extrapolate historical sales data. these statistics are also available historically as well as for various price ranges within each property category at the link above.
