are you getting 4g service?
i hear a lot of fellow realtors tout themselves as great problem solvers. they boast that to them every problem is really but an opportunity. when i hear their braggadocio i'm always reminded of a mortgage broker who was very successful in our local area. he never met a loan he couldn't fund or a borrower he couldn't qualify and he was always "on top" of every loan application assuring all parties that every aspect of the loan application process was "just fine", "no problems". that is, until a day or two prior to closing when there were problems largely resulting from his ineptness, lack of attention to the endless administrative details inherent in the loan application process, and failure to anticipate potential problems or concerns that an underwriter might raise.
as a result of his failure to anticipate, the buyer, the seller, and both agents were frequently left hanging in a very anxious state at the eleventh hour prior to closing leaving the agents with the challenge of scrambling to convince buyer and seller to extend the closing date, halt the moving vans, and generally put all their lives on hold in limbo. generally the transactions did eventually close and to many buyers and sellers the mortgage broker was a hero who performed his magic at the eleventh hour, solved the problems, and got the transaction closed. only the agents realized that the problems were really of the mortgage brokers own making as a result of his failure to take the time to pay attention to details and anticipate situations that eventually materialized as real problems.
so, i'm not impressed with mortgage brokers or realtors who tout themselves as problem solvers. not that problem solving isn't a valuable and valued skill nor that bona fide problems don't regularly arise in the course of a real estate transaction. it's just that in my opinion in many cases the problem solving claim is bogus and represents just subpar service akin to the distinction all the wireless carriers attempt to make between subpar "old technology" 3g and leading edge "new technology" 4g service. i'm much more impressed with someone who spends the time to attend to details and anticipate potential issues in advance so that they never manifest as problems rather than playing the hero at the eleventh hour at the expense of clients and colleagues. boring maybe, and not as fun or exciting as dealing with the rah-rah, "i can do anything" mortgage broker or agent who claims to be an expert problem solver and the best cheerleader on the squad. in my mind 4g service is preempting problems through foresight, anticipation, attention to details, and wisdom, and it's 4g service that i'm always looking for and striving to provide. be wary of bogus subpar 3g service.
